This home is truly in an island paradise, but also close to large cities. If you're looking for some serenity in your hectic life, look no further. It's here, it's "now." Whether for year around living or as a second home, the beauty is inspiring and changing with the ever flowing river.
We love our days in our beautiful home on the river. We will miss watching the dolphins, pelicans, herons, and other birds entertaining us daily from our great room or deck, but new opportunities, too good not to accept, are calling our names. We do not need to sell our home, it's something to keep in mind.
A bit about our home and it's surroundings. Our home was built in 1994 by an executive of a major local corporation. They lived in it until they sold it to us two years ago after he was transferred.
Our home is one of two in this small, single street sub-division, and sits on the cul-du-sac and directly on the river. The Indian River empties directly into the ocean at Sebastian Inlet and therefore isn't prone to flooding. We watch the dolphins feeding on fish all day, along with the pelicans, herons, and other birds that inhabit the bird sanctuary next door. This home has been thru five hurricanes since it was built in 1993 without any damage claims. It has a new three year old roof installed using the Dade County 130 mph roofing specifications. We also installed hurricane shutters for additional protection, since we've never been in a hurricane. The upper widows are electrically operated while the ground floor are accordion shutters. We can close or open all of them in less than thirty minutes without a ladder or tools.
Our neighborhood association has eighteen homes, all of which are occupied by year-around residents. There is an active association board which makes decisions on care and upkeep of the communal property. Association fees are currently $760.00 per year per household. The landscaping and maintenance are very well done. Each household has private access to the beach which is across Hwy. A1A. It is about 1500 feet from our house. The beach is very private and well maintained. I am currently on the four man board of directors.
There is a communal dock just to our south that offers private fishing or docking a boat. The Indian River is one of the fishing capitals of America. It's great for kayaking and boating too. The ocean is great for surfing, fishing, swimming, and just watching.
